Rental Application/PTSR

Application Fee: $54.45 per person non-refundable

A rental application must be completed for each adult over 18 years of age

 

  • Application fee will be required when the application is submitted. Applications will not be processed until fees are paid. 
  • All rental applications are processed in the order in which they are received.
  • An application is not considered complete until the Applicant provides all required information. Incomplete applications will not be processed until all missing information is provided. If applications are not complete, application(s) will be cancelled once the unit has been leased.
  • The first prospective Applicant(s) to provide a completed application(s), all required documentation, have made the required payment to hold unit off market & be approved will be offered the unit.
  • Marketing and property showings continue until the completed application, application fee and Security Deposit have been collected.
  • Co-signers are accepted as additional applicants. A co-signer must complete a separate rental application and sign the lease agreement documents.


Application Qualifications:

Credit score, adverse credit events, and/or lack of credit will not be considered for applicants receiving certain federal subsidies.

                         Nationwide Credit Score: (based on the September 2025 Experian Credit Score Chart)

                         Fair 580-669 may be acceptable with additional security deposit of up to two (2) months’                           rent

                         Good 670+ standard security deposit

                         No active collections/bankruptcy, no evictions

  • Income Verification

                         Household/Group application must have verifiable gross income equal to or greater                                     than two (2) times the total monthly rent amount.

  • Residential History Verification 
  • Employment Verification
  • Rental application(s) will automatically be denied if any of the following offences apply:

(I) The unlawful distribution, manufacturing, dispensing, or sale of a material, compound, mixture, or preparation that contains methamphetamine, as described in section 18-18-405;
(II) The unlawful possession of materials to make methamphetamine and amphetamine, as described in section 18-18-412.5;
(III) Any offense that required the prospective tenant to register as a sex offender pursuant to section 16-22-103; or
(IV) Any offense described in part 1 or part 6 of article 3 of title 18. (homicide and stalking)

 

HOLDING your unit:

Payment of the Security Deposit is required within 24 hours of application approval

A unit may be HELD off market for up to 4 weeks with full payment of the Security Deposit + 1st full month’s rent and/or prorate rent.

 

Immediate Move-Ins:

No online payments will be accepted. All funds must be paid by certified funds prior to receiving keys/fobs, etc. if move-in falls within 7-10 days of application approval.

 

Move-In Rent Amount:

A lease start date after the 20th of the month requires the 1st full month rent to be paid in addition to the prorate rent for the partial month of move-in.

 

Renters Insurance Requirement:

Lease requires the tenant to demonstrate proof of liability insurance for at least $100,000, as of the move-in date and maintain that coverage throughout lease.

 

Portable Tenant Screening Reports (PTSR):



(1) You have the right to provide Landlord with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if you provide Landlord with a PTSR, the Landlord is prohibited from: a) charging you a rental application fee; or b) charging you a fee for Landlord to access or use the PTSR.

 

Colorado Revised Statute, C.R.S. § 38-12-902(2.5) defines a Portable Screening Report (PTSR), and any PTSR submitted by you, must meet the following definition. (2.5) “Portable tenant screening report” or “screening report” means a consumer report prepared at the request of a prospective tenant that includes information provided by a consumer reporting agency, which report includes the following information about a prospective tenant and the date through which the information contained in the report is current:

 

(a) Name;

(b) Contact information;

(c) Verification of employment and income;

(d) Last-known address;

(e) For each jurisdiction indicated in the consumer report as a prior residence of the prospective tenant, regardless of whether the residence is reported by the prospective tenant or by the consumer reporting agency preparing the consumer report.

 

(I) A rental and credit history report for the prospective tenant that complies with section 38-12-904(1)(a) concerning a landlord's consideration of a prospective tenant's rental history;

And

 

(II) A criminal history record check for all federal, state, and local convictions of the prospective tenant that complies with section 38-12-904(1)(b) concerning a landlord's consideration of a prospective tenant's arrest records.

 

Further, pursuant to C.R.S. § 38-12-904(1.5)(b), landlords may require:

 

(I) That the screening report was completed within the previous thirty days;

 

(II) That the screening report is made directly available to the landlord by the consumer reporting agency for use in the rental application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency;

 

(III) That the screening report is made available to the landlord at no cost to access or use in the rental application process; and

 

(IV) A statement from the prospective tenant that there has not been a material change in the information in the screening report, including the prospective tenant's name, address, bankruptcy status, criminal history, or eviction history, since the report was generated.
